Happy Homes is residential. Our services focus on homeowners, living spaces, household HVAC systems, filtration, ventilation and the home’s exterior air boundary—not commercial facilities.

The standard residential service covers one home up to 3,000 square feet and includes a home walkthrough, 48 hours of monitoring in two representative areas, targeted moisture, thermal, airflow, filter and exhaust observations, a plain-English findings report and a 20-minute review call.

We follow fine particles such as PM2.5, carbon dioxide, temperature and relative humidity over time. We may also make targeted moisture, thermal and airflow observations where areas and systems are accessible. The written scope identifies exactly what is included.

Air conditions change when people sleep, cook, shower, clean, open windows and run heating or cooling equipment. A 48-hour profile can reveal patterns that a quick handheld reading misses. It is still a limited screening period, not a guarantee of year-round conditions.

No. A particle monitor measures the amount and approximate size of airborne particles; it cannot identify their source. We combine readings with the walkthrough and household history, then recommend appropriate laboratory testing when identifying a specific contaminant matters.

The standard AirMap looks for moisture conditions, visible warning signs and air-quality patterns that may justify further investigation. Mold identification or clearance testing requires appropriate sampling and laboratory analysis and is quoted separately when warranted.

When VOC screening is included in a written scope, a broad indicator can flag changes or elevated total volatile organic compounds, but it cannot reliably name every chemical or determine the concentration of an individual compound. A specific concern such as formaldehyde, fuel, solvents or a persistent odor may require targeted laboratory testing.

No. Radon is separately scoped with a certified independent radon measurement professional. The professional may contract and bill separately; the scope, fee and reporting schedule are confirmed before testing begins.

No. AirMap is not life-safety monitoring and never replaces properly installed, working smoke and carbon-monoxide alarms. If an alarm sounds or anyone may be experiencing exposure symptoms, leave the home and call 911 or the fire department.

No. A Mass Save assessment primarily addresses energy use, insulation, air sealing and heating or cooling opportunities. Happy Homes focuses on how particles, moisture, ventilation and everyday home operation affect indoor-air patterns. The two services can complement each other.

No. An HVAC service visit concentrates on equipment, while a home inspection reviews the broader visible condition of a property, usually for a transaction. AirMap follows selected air and moisture conditions over time and connects the patterns to the home and the way it is used.

No. Use the home normally, including the windows, fans, heating and cooling settings you ordinarily use for the season. Do not move or cover the monitors, and note unusual events such as heavy cooking, painting, candles or an open window.

Yes. Normal pet activity provides a more realistic picture of the home. Standard instruments can show particle patterns but do not identify a particular animal allergen without specialized laboratory testing.

Our standard goal is to deliver the report within three business days after collecting the monitoring equipment. Radon and laboratory add-ons follow their own processing schedules.

You receive key trends, important observations, the limits of what was measured, possible contributors and prioritized recommendations. We distinguish measured findings from suspected sources and do not label a home safe or unsafe based on limited screening.

The findings report comes first. If Happy Homes can help with an improvement, any proposal is presented separately with its own scope and price. When specialized testing, remediation, HVAC repair or another licensed service is needed, we recommend the appropriate type of professional.

For compatible ducted systems, Happy Homes can assess measured winter dryness, compare bypass, fan-powered and steam approaches, and propose selection, installation, commissioning and seasonal care. Availability is not assumed. Before work, the written proposal names the equipment, available installer, water, drain and electrical needs, controls, maintenance, warranty terms and total price. Humidification adds moisture; it does not replace filtration or dehumidification, and settings must avoid condensation.

Humidification adds moisture during dry conditions. Filtration captures certain particles when air passes through a filter, while dehumidification removes excess moisture. A home may need one of these functions without needing the others, and adding too much moisture can create condensation problems.

No. Indoor-air testing does not diagnose illness or establish the cause of symptoms. Discuss health concerns with a qualified medical professional and seek urgent help for severe or sudden symptoms.

Yes, provided we have the necessary access and authorization. The report may be shared with the property owner, but it does not determine legal habitability, code compliance or responsibility for a condition.

It covers the standard Whole-Home AirMap for one home up to 3,000 square feet. The Focused AirMap is $299 and the Large-Home AirMap for 3,001 to 6,000 square feet is $599. Multiple buildings and unusual scopes receive a written price before booking.

Our initial service area includes Wayland, Weston, Sudbury, Newton, Natick and Wellesley. Travel is included in the published AirMap prices for those towns. Additional MetroWest and Greater Boston communities are available by request, with any travel charge confirmed before you book.
